Markets
We are centered in Baltimore and buy throughout the greater Mid Atlantic. The area we cover is not a marketing radius drawn on a map. It is the ground we can actually operate on: a short drive or a quick flight, close enough to walk a building on short notice, meet the broker in person and be back the same day if the numbers call for it.
That is why the list below stops where it does. We would rather know thirty markets well than claim fifty we could not get to. If a property sits just outside it and the deal is right, call and ask. The honest answer comes back quickly either way.
How we think about a market
Every one of these places has its own building stock and its own reasons an owner decides to sell. Baltimore is largely pre-war brick walk-ups on original steam heat. The Eastern Shore and Delmarva run to seasonal parks and storage serving the beach traffic. Harrisburg, Lancaster and Reading are steadier, often family held for two generations. Norfolk and Virginia Beach move with the military rotation.
We underwrite the rents being collected rather than the rents on the schedule, and we price condition up front instead of discovering it at inspection. Vacancy and deferred maintenance are facts to work with, not reasons to walk. That approach travels. The local detail does not, so we learn it market by market.
Brokers, the same applies. Bring us something in any of these markets and you will get a straight position quickly, with your commission written into the contract. The For Brokers page covers how that works.
