No two properties are the same. Age, condition, occupancy, operating history, location and what the owner wants to achieve all change what a property is worth to a buyer and what the right structure is. Two buildings that look alike from the street can underwrite completely differently.
Nothing on this site is a valuation, an offer, or a recommendation for a specific property. Any number we give you follows a real conversation about the actual asset.
Values and ranges
Any figures shown on this site are general context. They are not offers and they are not a price guarantee. What we would pay depends on the rent roll, the expenses, the condition, the debt in place and the terms.

We are a buyer, not an adviser
Not a broker
We are not acting as your real estate broker or agent, and we do not represent you in a sale. We are the party on the other side of the transaction. If you want representation, hire a broker, and we will pay their commission where one is involved.
Not tax, legal or financial advice
Owner financing, loan assumption and 1031 exchanges all carry tax and legal consequences that depend on your circumstances. Nothing here is tax, legal or investment advice. Talk to your CPA and your attorney before you decide anything. On a 1031 exchange we are not the qualified intermediary.
No guaranteed outcome
We aim to close every property we put under contract on the terms we agreed. Financing, title, survey, environmental findings and matters neither side knew about can still affect a transaction. If something material changes, you will hear it from us immediately rather than days before closing.
